We will discuss your goals for your sale and what is driving your decision to sell. This will help me to tailor my marketing recommendations specifically toward achieving your goals. We will also discuss timing and how to best take advantage of market cycles, while trying to meet any "move date" targets you may have.       

House Preperation and Home Staging

As a seller, the most important thing you can do to help your home sell is to put the time and effort into preparing it for market. During an "at home" consultation, we will tour your home together and discuss what improvements could be made that will help the sale process. It's important to remember that not all improvements make financial sense, so I pay special attention to recommend only those improvements that are necessary or will bring you the highest return on investment.       

List Price Recomendation

During our meeting, we will discuss what an appropriate asking price for your home would be. We will review the health of the overall market, compare and contrast data from recent sales in and around your neighborhood, and evaluate marketing time for sold homes. By interpreting this data while considering your goals, I will recommend an asking price that I believe will produce you desired results.   

Marketing Strategy

I will walk you though the process of how I market a home, including a step-by-step discussion of the process, a discussion around the marketing that I will create for your home, and about the different ways that your home will be publicly showcased. We will also discuss the pros and cons of things like "open houses", "lock boxes" and "coming soon" listings. You will be presented with samples of marketing that I have produced for other homes I have sold as well as a written marketing plan for you to keep and refer to. 

Note: I offer multiple levels of service and varying fees. You will be presented with options so that you can decide what level of service and what fees you are most comfortable with.

Finally, we will discuss some likely sales scenarios and how each would affect your net proceeds from the sale. We will discuss, transfer and redecoration taxes, government and legal fees to complete the settlement process and give you a written estimate of your total cost to sell.
